One of my jobs as a Realtor is to help my buyers and sellers have a general understanding of the important stuff they didn’t know that they needed to know. Between me and a good loan officer, you will know what you need to know. All the rest is optional and for most, falls in the TMI category (too much information).

For buyers, when showing property, I keep a low-keyed neutral stance so as not to influence them in the serious business of deciding what is best for them. My goal is to provide between the lines comments on any property and neighborhood. And of course, I provide a pricing market analysis. After all, if you get bamboozled and pay over market, after you have spent about $400 for a home inspection and $600 for an appraisal, and the appraisal comes in low and the seller will not negotiate, you are out that $1,000.
For sellers, I provide unbiased pricing information, marketing programs and staging suggestions that get their property exposed in its best light. I will not "buy your listing" by giving you an inflated suggested list price that will result in a very long DOM (days on market), which usually leads to deeply discounted offers, or worse yet, no offers.
